Choosing between Andheri West and East
Andheri, a suburb of West Mumbai, is divided into two parts, East and West. Showing different development graphs, both Andheri West and East have their own separate characteristics making them a preferred residential destination for different crowds.

Based on certain factors such as age of property, infrastructure, capital values, demographics and type of property, East and West Andheri show some striking contrasts. For instance –

Age of property – According to the data with MagicBricks.com, Andheri West is the older region of the two. Six per cent properties in West are more than 20 years old, as compared to only two per cent in East. Similarly, properties aged between 10 and 15 years are also more in West (19 per cent) than East (11 per cent). In terms of new properties, Andheri East contains 33 per cent that are less than five years old and 22 per cent new constructions, while West has 20 per cent in the less than five year bracket and 20 per cent new constructions.

Infrastructure – Being well connected to the city, both the areas have their own positives. “Andheri West is the more organized one of the two divisions. However, East is better connected through the Western Express Highway. Airport is already in the East and it is also going to be connected to the metro line by the end of the year” says Ashwani Kumar of Property Fete Real Estate.

Property values – “Andheri East faces heavy traffic jams and also has many slum pockets compared to West,” adds Kumar. Therefore, property values in East are lower than West. They range from Rs 10,500-14,000 per sq ft in East and Rs 16,500-25,000 per sq ft in the West.

Demography – Western part of the locality houses the elite class consisting of homebuyers from film and TV industry. East however houses middle and upper class segment because of its lower property prices.

Property type – With more of higher class people residing in West, demand and supply is higher for larger homes. According to the MagicBricks.com data, 4BHK and above configurations constitute 13 per cent of the total supply in West as compared to a three per cent in the East for these types of units. The most supplied configuration in the East is 1BHK with 25 per cent of the complete market share.
