MHADA higher-income group houses not a top draw this year
MANASI PHADKE A majority of the 1,244 houses to be awarded through the MHADA
lottery this year are for the higher-income group but the number of
applications in this category are the least.
On the other hand, for a single house for the
middle-income group in Pratiksha Nagar, Sion, nearly 1,500 applications have
been received.
The housing board has also received a healthy number of
applications for houses for the economically weak and lower-income groups in
Borivali, Malad, Pratiksha Nagar, Kandivali, Kurla and Charkop.
The ratio for houses in the higher-income group is 21 to
1, it is 45 to 1 in the middle-income group and 221 and 150 to 1 in the
lower-income and economically weak sections.
“The numbers show that the requirement for affordable
housing is more among people with lower pay,” said Sachin Ahir, minister of
state for housing.
“Generally, even houses for higher-income groups have a
strong demand but this year high price has dwindled interest,” he said.
Ahir said the centrally located Pratiksha Nagar with a
well-developed MHADA layout for 3,500-4,000 houses was the most preferred
location.
As per MHADA norms, a person with a monthly income lower
than Rs 8,000 falls in the economically weaker section. Persons earning between
Rs 8,000 and Rs 20,000 a month fall in the lower-income group, those with a
monthly income between Rs 20,000 and Rs 40,000 in the middle-income group,
while persons earning more than that are bracketed in the higher-income group.
Of the 572 houses MHADA will sell to the higher-income
group this year, 480 are in Tungwa, Powai. The rate is Rs 15,779 per square
foot, with the cost per flat coming to Rs 75.22 lakh.
Approximately 3,860 people have applied for these houses,
a ratio of 8 to 1.
In the economically weaker section, the response has been
the strongest for 62 tenements in Magathane, Borivali, with 277 applicants
vying for each.
In the lower-income group, several applicants have
preferred houses in Shimpoli, Kandivali, with 389 people applying for each of
the nine houses on sale.
